Construction tenders in Switzerland

Public tenders for building and civil engineering, roads, masonry, timber construction and finishing trades in Switzerland, with current deadlines and full sources. Titles and summaries are translated into English. The official notices are published in German or French, and each detail page links to them on simap.ch.

Overview

Construction tenders cover CPV division 45 without building technology, which has its own page: building and civil engineering, road and railway construction, hydraulic works and pipelines, masonry, demolition, timber construction and roofing, and finishing trades such as windows, doors, joinery, plastering, painting and flooring. Buyers are the cantonal building and civil engineering offices, FEDRO and the FOBL at federal level, towns and municipalities, SBB and other transport operators, hospitals, universities and public housing bodies. By number of notices, it is the largest division on simap.ch.

Context

Works are mostly tendered by trade, so masonry, windows, painting or timber work go out separately, often in several lots, and large projects also go to general or total contractors. Whether a contract is awarded openly, selectively or by invitation depends on its value; main construction trades have higher thresholds than finishing trades. The offer is usually based on a bill of quantities following the NPK standard item catalogue, filled in with unit prices, together with the general conditions of SIA standard 118. Contractor variants are often allowed, but usually only alongside a complete offer for the solution as tendered.

What matters

Price usually carries a lot of weight in construction awards, but deadlines, the construction sequence, references and the key people named, such as the site manager and foreman, count as well; many buyers also take apprentice training into account. Bidders must supply self-declarations on working conditions, social insurance and taxes and comply with collective labour agreements, subcontractors included. A site visit is often scheduled, and is sometimes mandatory. Check the quantities in the bill, the construction schedule and interim deadlines, site constraints and the required guarantees early on; anything unclear belongs in the questions round.
