Building technology tenders in Switzerland

Public tenders for electrical, HVAC, building automation and technical maintenance work in Switzerland, with current deadlines and full sources. Titles and summaries are translated into English. The official notices are published in German or French, and each detail page links to them on simap.ch.

Overview

Building technology tenders cover installation and equipment work in public buildings: electrical installations, heating, ventilation, air conditioning, plumbing, building automation and the control systems that go with them, plus maintenance and servicing of technical systems. This hub covers CPV groups 45.31 to 45.35, 31, 42.5 and 50.7. Buyers are cantonal and city building departments, municipal property services, hospitals, schools and universities, transport operators and utilities. Many of these procedures appear as a trade lot of a new building or a full refurbishment, often with the BKP number in the title. Others are stand-alone purchases, for example replacing a boiler house, a building management system or an emergency power unit.

Context

This is construction work. The contract is a contract for work, usually under SIA 118, with a bill of quantities based on the NPK standard and unit prices. Above the thresholds the work is tendered openly, below them by invitation. Dates are tied to the construction programme, and the bid opening is usually public. Price often weighs heavily in construction, but most buyers also score references, key people, scheduling, apprentice training and sustainability. Maintenance contracts add response times and on-call arrangements.

What matters

For eligibility, buyers look at references for comparable installations, staff with Swiss federal qualifications, free capacity during the construction programme, and a self-declaration that you comply with the collective labour agreement and social insurance rules. Subcontractors usually have to be declared and approved. Check early whether a site visit is planned and whether the whole bill of quantities must be filled in, because an incomplete offer or one with calculation errors is excluded. Unclear items, interfaces with other trades and the construction sequence belong in the questions round.
