The Federal Roads Office (ASTRA) is procuring general planning to renew the Thusis depot’s administrative building, which has not undergone comprehensive renovation since the late 1970s, and adapt its 2018 project to current user needs.
- Deliverables
- Phases 32-53 under SIA 102: architecture, construction execution, HLKS and electrical planning, including a lift, building services renewal and pellet-heating plant replacement.
- Contract
- One general-planning mandate; fees follow SIA 102/108 and final construction costs, with additional services separately authorised.
- Eligibility
- One completed comparable renovation reference (investment at least CHF 1.5 Mio. incl. VAT) and a qualified project leader with a reference at least CHF 1.0 Mio.
- Award
- Price weighs 30%, offer quality 40% and key-person references 30%.
- Watch out
- Subcontractors may perform at most 50% of services; annual turnover in both 2024 and 2025 must be at least twice the contract’s annual turnover.

Das Verwaltungsgebäude des Werkhofes Thusis wurde Ende der 1970er Jahre erstellt und seither nicht umfassend saniert. Das Gesamtsanierungsprojekt sieht den Erhalt der Tragstruktur und eine Neuorganisation der Räume vor. Für den hindernisfreien Zugang ist ein Aufzug einzubauen. Es sind vorgesehen die Gesamterneuerung der Gebäudetechnik sowie die energetische Sanierung der Gebäudehülle. Im benachbarten Werkstattgebäude liegt die bestehende Heizzentrale für das Areal. Dieses Mandat beinhaltet auch die komplette Erneuerung der Heizzentrale mit Einbau einer Pelletheizung (inkl. bauliche Massnahmen). Die Fernleitungen bleiben bestehen. Es liegt bereits ein Projekt für die Phase 32 vor, aus dem Jahr 2018. Verschiedene Anpassungen sind erforderlich, wie z. B. der Einbau des Aufzuges und weitere Anforderungen der Nutzer wie z. B. Raumeinteilungen. Ausschreibungs- und Vertragsgegenstand ist die Erbringung der Generalplanerleistung Phase 32 Bauprojekt bis und mit Phase 53 Inbetriebnahme/Abschluss gemäss SIA 102 mit den Fachdisziplinen Architektur, Baurealisation, HLKS-Planung und Elektroplanung.
